Rental agreement, deposit and handover checklist
Protect the tenant and owner with a clear tenancy record before keys and money change hands.
Confirm the exact monthly rent, deposit breakdown, tenancy start and end dates, renewal terms, notice period, utilities, internet, parking, furnishing and maintenance responsibilities. Ask who holds the deposit, when it may be deducted and when the balance should be returned.
The agreement should identify the tenant and owner or authorised agent, full address, payment due date, bank account or payment method, house rules, permitted occupants, repair reporting process and what happens if either side ends the tenancy early. Read every page before signing and keep a signed copy, receipts and payment records.
At key handover, prepare an inventory and condition record for rooms, furniture, appliances, keys, access cards and meter readings. Use dated photos or video agreed by both sides. Report existing damage in writing promptly rather than assuming it will be remembered at move-out.
Do not send deposits to an unverified third party or rely on a chat message alone. For any unclear clause, deposit dispute or legal obligation, seek independent professional advice before committing.
