Property viewing and condition checklist
A practical way to inspect a home, land or commercial unit before making an offer.
Start by checking whether the listing details match the place you are viewing: address, property type, land and built-up size, tenure, rooms, parking and included fixtures. Ask who is authorised to sell or rent the property and whether the advertised price, deposit and availability are still current.
During the viewing, test accessible lights, taps, toilets, doors, windows, locks, air-conditioning and basic drainage. Look for water stains, cracks, mould, uneven floors, roof issues, pest signs or unauthorised alterations. Visit again at another time if traffic, noise, parking, drainage or flood risk may affect the decision. Take dated notes and photos only with the owner's or agent's permission.
Ask what is included, what needs repair, who pays outstanding rates, utilities, maintenance charges or assessment, and whether there are existing occupants or restrictions. Do not treat a social-media post or verbal promise as proof of title, condition or approval.
Before paying any booking amount, make sure the written offer or agreement identifies the parties, exact property, price, payment steps, conditions, deadline, included items and the outcome if a condition is not met. Obtain appropriate legal, valuation or technical advice for a serious transaction.
