Kuala Lumpur rental agreement, deposit and key handover

Use a clear written record before rent, deposits and keys change hands.

Use this guide before signing a tenancy document or sending a deposit. It is a planning checklist, not legal advice. Never let urgency replace the time needed to read what you are agreeing to.

Confirm the practical terms in writing: exact monthly rent, every deposit component, payment date and method, tenancy start and end date, renewal or notice period, utilities, internet, parking, furnishing and repair responsibilities. The written record should identify the tenant, the owner or authorised agent, and the exact unit. Ask who holds the deposit, when deductions may be made and how the balance is returned.

Read the agreement page by page. Check that the address, rent and agreed terms match what was discussed. Keep a signed copy, payment receipts and messages that clarify an agreed term. Do not transfer money to an unverified third party merely because a message asks you to act quickly. Use a payment route you can document.

At key handover, prepare an inventory of rooms, furniture, appliances, keys, access cards and meter readings. Record existing wear or damage in writing, with dated photos or video only where everyone agrees. Test that keys and access cards work before the handover meeting ends, and note who will arrange any outstanding repair.

Keep the agreement, inventory and payment records together until after move-out and deposit return. If a clause, payment request or dispute is unclear, seek independent professional advice before you sign, pay or surrender a right.

If a payment or handover detail changes

If an owner or agent changes the amount, payee or handover date at short notice, ask for a clear written confirmation and keep the earlier version. Do not rely only on a phone promise, screenshot or unfamiliar bank account for anything affecting the deposit. Before paying, recheck the recipient, amount and purpose; pause if they do not match, and consider independent professional advice where the change affects money, responsibility or return conditions. Keep the messages with the agreement so both sides can trace the same dated version.
