Kuala Lumpur move-in and utility handover checklist

A simple first-day plan for keys, condition records and essential services.

1

10-second fit

This guide helps you organise the first day in a rental home. It does not replace building rules, utility-provider instructions or a tenancy agreement. Keep the owner or authorised agent informed where the agreement requires it.

2

1. Bring the handover record

Bring the signed tenancy record, key and access-card list, inventory, contact details and a charged phone.

3

2. Check access before unpacking

At the unit, confirm the address and unit number, collect the agreed keys and cards, and check that locks, intercoms, gates and basic access points work. Record the starting condition before unpacking so later questions do not depend on memory.

4

3. Record what you can safely see

Note visible meter readings, internet equipment, appliance condition and the location of safe shut-off points if the owner or building representative can show you. Do not open electrical panels or attempt a repair yourself. If you find a serious leak, electrical smell, damaged lock or other immediate hazard, keep clear and use the appropriate emergency contact path.

5

4. Set up the first essentials

Prioritise drinking water, basic lighting, phone charging, safe access, medication, bedding and a way to secure valuables. Keep moving boxes clear of exits, corridors and fire equipment. If lifts, loading bays or parking are controlled, follow the building's stated booking or access process rather than guessing.

6

5. Send one written handover note

Send one concise written handover note to the owner or authorised agent listing keys received, meter readings, existing damage and any agreed repair. Keep copies of photos, messages and receipts. A calm written record on day one makes later maintenance and move-out much easier.

7

First-week follow-up

If you need moving, cleaning or repair help, use only a public contact path you have checked and confirm the charge, access time and who must be present before arranging it. For a possible personal or building-safety hazard, keep clear and use the appropriate emergency service first. Recheck outstanding repairs during the first week, keep unresolved items in the written record and follow up in writing rather than altering equipment yourself.
